Deer Park is a built-out pocket of homes dating to a narrow window between 1987 and 1995, with the typical house going up around 1991. That tight age band matters: what sets price here is condition and updates, not location premiums or new construction. A home carrying original systems and finishes will trade very differently from one that has been renovated, so expect a wide spread around any headline figure.

With 157 homes and a homestead share of 86%, this is a settled, owner-occupied enclave that turns over slowly. That means limited inventory and few forced sellers, so a buyer should be ready to move on a well-kept listing and a seller should not assume scarcity alone carries a dated house. Price it to condition.

The 60-Second Overview

Deer Park is a mature Jacksonville subdivision in Duval County where homes cluster around a 2,400-square-foot living footprint. It reads as a stable, low-churn community rather than a speculative or entry-level play.

realMLS (Northeast Florida) sales records identify 71 homes in Deer Park that have changed hands since 2001, built between 1989 and 1995 (median 1992), with a median living area of about 2,273 sq ft and a typical 4-bedroom, 2-bath layout; 97% are single-family homes. Source: realMLS (Northeast Florida) closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

County records show 12 qualified sales in Deer Park across 2024–2025 (10 in 2024, 2 in 2025), median $440,000 — the last recorded sale per parcel on the Florida DOR 2025 assessment roll, independent of the MLS.

Best for

  • Buyers wanting a larger living footprint and willing to weigh condition over vintage
  • Long-hold owners who value a settled, high-homestead area with slow turnover
  • Renovation-minded buyers ready to update systems on an older home

Probably not for

  • Buyers set on new construction or recent-build systems
  • Shoppers who need broad inventory and many options at once
  • Buyers with no budget cushion for roof, HVAC, or kitchen updates on older stock

If we were buying in Deer Park today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Deer Park.

Best Buy
Buyers who want space and stability in an established Jacksonville neighborhood.
Biggest Risk
Homes built 1987-1995 carry aging systems that drive real repair budgets.
Sweet Spot
An updated home where roof, HVAC, and kitchen work has already been done.
Avoid If
You want new construction or a large, active pool of listings to choose from.

A condition-driven market, not a location bet

The homes here were built within an eight-year span and share a common vintage, which pushes the pricing conversation toward what has been done to a house since. Roofs, HVAC, kitchens, and baths on 1987-to-1995 stock are at or past the point where replacement is a real question, and that work is where value separates from asking price.

The generous median living area of 2,400 square feet gives these homes room that newer construction at a similar footprint often lacks. The trade-off is age: buyers should budget for inspection findings and dated systems, while sellers who have updated should document that work, because it is the clearest lever they have.

“

The location and the amenities are priced into every listing in Deer Park. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

A low-turnover, condition-driven market rewards knowing which of the 157 homes has been updated and which is selling on original systems. We track what actually closes here, help buyers read past cosmetic staging to the mechanical reality of a house this age, and help sellers position updates so they show up in the price rather than getting lost.
