Eagle Hammock is a newer single-residential community in Eagle Lake, Polk County, off Eagle Lake Loop Road across from the shores of Lake McLeod (Highland Homes community pages, 2026). It was built out across the early to mid 2020s, with homes delivered in 2023 and 2024 among others, by builders including D.R. Horton, Highland Homes, and Century Communities.
Because more than one builder delivered homes here, the inventory is a mix of single-story and two-story plans, generally cited around three to five bedrooms with two-car garages and contemporary finishes such as quartz counters and luxury vinyl plank flooring; confirm the exact plan, bedroom count, square footage, and build year for any specific home. New-home listings on the builder pages have shown the community building out and reaching sold-out status on some builder sites, so resale supply and remaining new inventory shift over time.
The community is governed in two layers: the Eagle Hammock Community Development District, a special-purpose unit of local government established in 2022 under Chapter 190 of the Florida Statutes, and a homeowners association managed by Highland Community Management (Eagle Hammock CDD district information, 2026). The CDD levies a non ad valorem assessment on the annual tax bill that funds community infrastructure and operations, on top of the HOA dues, so the real carrying cost is the two combined. Confirm both the current CDD assessment and the HOA dues per parcel.
The pitch is a newer-build, amenity-served address in a quieter pocket of Polk County: a community pool and cabana, playground, and walking path on site, with downtown Winter Haven only a few miles away and the Lakeland and greater Orlando corridors a manageable drive. The work is the diligence: read the CDD assessment and the HOA budget, compare lots and build years, and verify the school assignment and drive times before you buy.
