Confirm the current price sheet, any design-center upgrades already in a quick-move-in home, and whether a CDD or community development district fee applies, since that is common in Polk County master plans and should be verified per parcel.
The pitch is attainable new construction with quick access to Lakeland, the Polk Parkway, Interstate 4, and downtown Orlando, near open space, trails, and water such as Lake McLeod and Eagle Lake (Richmond American materials, 2022 to 2026). The work is the diligence: read the price sheet and incentive, price the upgrades, confirm the HOA and any CDD, and verify schools by address before you buy.
