Homes for Sale in St. Petersburg, FL
True comps, carrying-cost math, and listings before the portals.
As of September 2026, the MLS records 1 closed sale in Longleys Sub in St Petersburg, FL, the most recent in January 2018. Across St Petersburg as a whole, 3,719 homes closed in the last 12 months at a median of $435,000, 44 median days on market, with 1,078 homes for sale today. At that median and Pinellas County's FY2025-26 rate of 19.39 mills, annual property tax runs about $8,430 ($7,620 with the full homestead exemption).

Longleys is a small, established platted subdivision in St Petersburg, and the current MLS feed for this community does not carry an active price trend to report. That is not unusual for a micro-community this size — activity here moves in occasional, individual transactions rather than a steady stream of comparable sales, so pricing is set case by case against the specific home, lot, and condition rather than a visible neighborhood curve.
For a buyer or seller, that means the usual shortcuts do not apply. You cannot lean on a median or a days-on-market pattern to sanity-check an offer, because the data set is too thin to produce one. The right move is a tight, recent comp pull from the surrounding St Petersburg market and a careful look at the individual property, rather than any assumption about what "the neighborhood" is doing.

St. Pete advances housing plan for nine vacant city lots
The St. Petersburg City Council unanimously approved a first reading of an ordinance to place a measure on the November 3 ballot that would remove nine vacant city lots in Methodist Town from the city's Charter Park and Waterfront Map. The change would allow up to 41 units of affordable or workforce housing, with four lots planned for single family homes and five larger parcels for multifamily housing. The lots have held park designations since 1984 but have remained vacant.
What it may mean for the marketAdvances a plan to convert nine vacant city lots into new single family and multifamily housing, adding to local housing inventory. Placing the parcels on the ballot could open long dormant land for residential construction. The site is about 1 mile northwest of Longleys.

Blake-Related team selected to redevelop 86-acre Historic Gas Plant District
St. Petersburg selected a bid led by Blake Investment Partners, with the Related Group as co-developer, to redevelop the 86-acre Historic Gas Plant District at the Tropicana Field site. The roughly 8.1 billion dollar mixed use plan calls for more than 3,600 income-restricted residential units, a 13-acre central park, and office, retail, hotel and civic space over an estimated 20-year buildout. The developers plan to purchase about 58 acres while the city retains roughly one third.
What it may mean for the marketAdds a large mixed use district with thousands of new residential units, a central park, and office, retail, hotel and civic space to the downtown St. Petersburg market. Redevelopment of the Tropicana Field site reshapes the surrounding property landscape and expands housing supply. The site is less than a mile northwest of Longleys.

The Longleys buying strategy.
If we were buying in Longleys today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Longleys.
A community defined by its homes, not a package
There is no clubhouse, pool, or recreational amenity tied to Longleys in the current listing data, and no HOA-run amenity package showing up on the MLS side. That puts the emphasis squarely on the individual house — its lot, its condition, its age, and its proximity to whatever a buyer actually wants nearby in St Petersburg — rather than on a shared feature set that the subdivision itself provides.
Because so little standardized data exists for this specific platt, due diligence here is less about neighborhood trend lines and more about property-level homework: title and plat history, any deed restrictions tied to the original subdivision, condition of the individual structure, and a fresh comparable-sales pull from the broader area rather than from Longleys in isolation.
The location and the amenities are priced into every listing in Longleys. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a community this small, the public data thins out fast — there is no reliable median or absorption rate to hand a buyer or seller off the shelf. Momentum's approach is to build the comp set property by property, verify what the MLS feed does and does not show, and price against the actual home rather than a neighborhood average that does not really exist for a platt this size.
