Royal View Estates is a small, established pocket in Clermont — just 36 homes, built across a long stretch from 1991 to 2023. That range is the story: this is not a cookie-cutter subdivision where every roof went up the same year. Price here is driven less by a single market number and more by the individual home — its vintage, its updates, and its condition. With a median build around the turn of the millennium and living space near 2,600 square feet, the housing stock skews toward roomier, older-but-updatable homes, with a handful of newer builds mixed in.

Expect a wide spread rather than a tidy comp set. When only a few homes trade in a community this size, one dated or one renovated sale can swing the perceived value considerably, so lean on the specific property in front of you, not an average. For sellers, that same scarcity of comps means presentation and condition do real work. For buyers, it means you underwrite the house, not the ZIP code.

Figures in this note are as of July 14, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

A compact, low-turnover community of 36 homes in Clermont's Lake County, where an owner-occupied posture and a three-decade build span make each listing its own negotiation.

Best for

  • Buyers seeking a larger, single-home footprint who plan to hold rather than flip
  • Owner-occupants comfortable underwriting an older home's systems and budgeting for updates
  • Sellers with a well-maintained or renovated home who benefit from limited local inventory

Probably not for

  • Investors wanting rental-heavy turnover and easy short-term-hold liquidity
  • Buyers who need many listings to compare before committing
  • Anyone expecting uniform, new-construction finishes at a predictable per-square-foot number

If we were buying in Royal View Estates today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Royal View Estates.

Best Buy
Buyers who want a roomier home in an established, low-turnover Clermont pocket.
Biggest Risk
Thin comps and a three-decade build span make valuation property-specific and easy to misjudge.
Sweet Spot
An updated home near the community's median size that inspects clean.
Avoid If
You need a predictable comp set or a large menu of listings to choose from.

A small pool where condition sets the number

The homestead share sits near 89%, meaning the overwhelming majority of these homes are owner-occupied rather than held as rentals or short-term inventory. In practice that tends to mean fewer listings at any given time and homes that have generally been lived in and maintained rather than turned over quickly. It also means when something does hit the market, it draws attention simply because options are limited.

The build range matters more than usual here. A 1991 home and a 2023 home are two different underwriting problems — roof age, systems, layouts, and finishes all diverge. With a median living area around 2,627 square feet, the footprint is substantial, but two homes at that size can differ sharply in what they need. Read every inspection carefully and price the work, because there is no uniform vintage to anchor to.

“

The location and the amenities are priced into every listing in Royal View Estates. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a 36-home community with thin comp data and a wide build span, the value is in reading the individual property correctly — not leaning on a neighborhood average that a single renovated or dated sale can distort. We underwrite the home in front of you, weigh its vintage and condition against the limited local sales, and tell you plainly when a listing is priced to its finishes or priced to its age.
