Serengeti in Alva is showing very little in the way of recent, verifiable MLS activity. With closings tracked over just the last two months, there is not enough transaction volume here to anchor a median price or a reliable pricing pattern, so any figure you see elsewhere for this community should be treated with caution rather than as a fixed benchmark.

For a buyer or seller, that thin data trail means the smart posture is direct verification rather than relying on aggregated stats. Pricing here is likely to be driven far more by individual lot size, home condition, and any acreage or outbuilding features than by a broad community trend, since the sample size simply is not there yet to establish one.

Figures in this note are as of July 29, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Serengeti sits in Alva, Lee County, an area known more for larger-lot and rural-adjacent living than dense subdivision product, which likely contributes to the light MLS footprint seen here.

Florida Gulf Coast MLS sales records identify 6 homes in Serengeti that have changed hands since 2026, built between 2018 and 2023 (median 2023), with a median living area of about 2,650 sq ft and a typical 3-bedroom, 3-bath layout. Source: Florida Gulf Coast MLS closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Best for

  • Buyers focused on land, layout, and location in Alva rather than a bundled amenity package
  • Buyers who are comfortable pricing off individual property comps rather than a published community median
  • Buyers or sellers willing to do extra diligence given the limited recent MLS transaction history

Probably not for

  • Buyers who want a resort-style or amenity-rich community with clubhouse or recreational facilities
  • Buyers who require an established, high-volume comp set to feel confident in pricing
  • Sellers expecting a fast, data-driven valuation based on recent neighborhood sales trends

The market around Serengeti

Serengeti is too small for its own price trend, so here is the market around it.

In ZIP 33905, 393 homes are on the market and 18% are under contract — a steady corner of Alva.

Across Lee County, 7,579 homes are active and 1,646 pending (18% under contract).

In ZIP 33905 (Alva), 960 homes closed in the last 12 months at a median of $340K ($194/sq ft), up 0.3% year over year, with a median 61 days on market. Right now 423 active and 96 pending listings — a buyer's market. See the live ZIP 33905 housing market and the Lee County market.

If we were buying in Serengeti today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Serengeti.

Best Buy
Buyers comfortable doing property-level diligence rather than leaning on community-wide stats.
Biggest Risk
Thin closing history means limited pricing benchmarks right now.
Sweet Spot
Buyers prioritizing land and location over a packaged amenity list.
Avoid If
You need a well-established comp set or a defined amenity package before you commit.

Reading a thin data market

When a community shows only a couple of months of tracked closings and no MLS-identified amenities, it usually means one of two things: the neighborhood is small and turns over slowly, or it is newer to organized MLS tracking and hasn't built up a transaction history yet. Either way, the honest move is to not force a market narrative onto a data set that can't support one.

That does not mean Serengeti is unworkable, it means the diligence has to happen at the property level. A buyer or seller here should expect to lean on direct comps pulled at the time of the transaction, a current walk-through of what amenities (if any) actually exist on the ground, and a title and survey review that accounts for Alva's tendency toward larger parcels and acreage-driven variation.

“

The location and the amenities are priced into every listing in Serengeti. The deal is won or lost on condition, the comps, and the renovation math.

We pull current, property-specific comps, confirm what amenities and conditions actually exist on site, and walk you through Alva's Lee County market realities directly rather than handing you a generic report.
