Speedy Park is a small pocket of Jacksonville in Duval County, and the honest starting point is that we have no median price, no days-on-market figure, and no inventory count in this snapshot. What that means in practice: pricing here is driven listing by listing, more by the condition and specifics of the individual home than by any published neighborhood benchmark you can lean on.

For a buyer, that argues for patience and comparison against nearby Jacksonville sales rather than a headline number. For a seller, it means your price case has to be built from the ground up — the features of your actual property, not a community average. Either way, the posture right now is do-the-homework, not read-the-ticker.

Figures in this note are as of July 12, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Speedy Park is a modest, defined slice of Jacksonville within Duval County — the kind of small area where the character of each home matters more than any neighborhood-wide statistic.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Best for

  • Buyers comfortable evaluating a home on its own merits rather than a published median
  • Sellers ready to price from comparable Jacksonville sales and property specifics
  • Buyers who want a foothold in a small, defined Duval County area

Probably not for

  • Buyers who need a firm neighborhood price benchmark before committing
  • Sellers expecting a community-average number to set the list price
  • Buyers seeking a large, high-turnover market with deep comparable data

If we were buying in Speedy Park today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Speedy Park.

Best Buy
Buyers willing to do hands-on comparison rather than lean on a headline stat.
Biggest Risk
Thin data means pricing must be built listing by listing.
Sweet Spot
A well-shown home priced off recent nearby sales, not guesswork.
Avoid If
You want a clear neighborhood benchmark before making a move.

Reading a market without a headline number

When a community this size lacks a reliable median or volume figure, the temptation is to fill the gap with a number that sounds authoritative. We won't. The useful work here is qualitative: how a specific home shows, how it compares to recent sales in the surrounding Jacksonville area, and how long comparable properties have taken to move.

That makes local guidance more valuable, not less. Condition, layout, and lot specifics carry the pricing conversation in Speedy Park, and those are things you have to walk and evaluate rather than pull off a dashboard.

“

The location and the amenities are priced into every listing in Speedy Park. The deal is won or lost on condition, the comps, and the renovation math.
