What is changing at the port and in western Nassau?

The U.S. Maritime Administration's Port Infrastructure Development Program awarded $11 million to the Ocean Highway and Port Authority for the Port of Fernandina, the Fernandina Observer reported on October 28, 2026. About $5.5 million covers rebuilding the upper and lower wharf and crane rail repairs, and about $5.5 million covers an underground stormwater system and pumps for rainfall and storm surge. Paving, railroad crossing repairs and shoreline reinforcement are also included.

Separately, a Nassau County staff committee released draft data center rules on October 21. The draft proposes a new industrial park zoning district for data centers, removes them from county incentives and tax abatements, ranks proximity to existing 500-kilovolt transmission lines as the top siting factor, and requires disclosure of water and power needs, the Fernandina Observer reported on October 22. A second workshop is set for November 9 in Yulee, with a Planning and Zoning Board hearing on December 1 and County Commission hearings on December 14 and January 25. A moratorium on data center applications adopted June 8, 2026, runs up to 12 months.

What does this mean for buyers and sellers?

For buyers, Yulee's new-home inventory is moving quickly, so builder incentives and lot choice may change week to week. On Amelia Island, the 60 active condos against 9 in a contract give buyers more room on price. Compare carrying costs with the Fernandina Beach and Yulee insurance estimates, the Nassau County HOA fees page and the Fernandina Beach flood zones page.

For sellers of resale homes, the competition from new construction is concentrated in Yulee, where builders hold 44 percent of listings. Homes listed above $1 million ran 4.8 to 1, so pricing matters most in that tier.

Limitations

MLS figures are a single live snapshot taken November 2, 2026, not monthly totals, and can differ from inventory counts in monthly reports. This MLS does not carry every listing in Nassau County, and some homes listed only in other systems are not counted. City follows the listing address. New construction follows the MLS flag, and builder sales recorded outside the MLS are not counted. Two-week counts come from our listing change log, which records a change when our refresh sees it; a listing is counted once per activity in a window, and small counts can swing from one window to the next. The data center rules are a draft and may change before adoption. Figures may be revised as the MLS updates records.
