How do new-home prices compare with recent sales?
Our September 2026 NEFAR Market Pulse, with closings through October 24, recorded 223 single-family sales in Clay County at a median of $355,000, down 2.7 percent from a year earlier and 7.8 percent below the county's peak. The median home took 56 days to sell, longer than in Duval County (33 days) or St. Johns County (42.5 days).
Amberly and Anabelle Island start below that median, and the Laurelton and Oakwood Estates starts sit about $45,000 above it. Buyers comparing a new home with a resale should compare finished square footage, lot width and association costs, not just the headline price. Recent sale prices are on the Green Cove Springs, Middleburg, Orange Park and Fleming Island market pages.
What should buyers ask about fees?
Fees vary by community. Century Communities describes Asbury Creek as having no community development district, according to our tracker notes, while most other builders in this list had not published HOA or CDD amounts on the pages we checked. Buyers should ask each builder for the CDD assessment, the full HOA budget, the lot's flood zone and an insurance quote before signing. Our Clay County HOA fees by community, Green Cove Springs home insurance cost, Middleburg home insurance cost and Orange Park home insurance cost pages cover those costs. Builders active in the county are on our Clay County home builders and Clay County new construction pages, and resale price reductions are tracked on Clay County price cuts.

Limitations
The tracker lists communities found on builder pages and new-home listing sites, checked on the dates shown. It is not a complete list of every community selling in Clay County. Statuses, prices and fees come from those pages on the date checked and change often. Starting prices are not sale prices. New construction is identified by the MLS new-construction field. Contract counts are listings moving to pending or under-contract status in the change log of our live NEFAR MLS feed; a listing is counted once, and changes that happen and reverse between refreshes may be missed. County sale figures are September 2026 single-family closings and may be revised. This article is general information, not advice about any specific property, community or transaction.
