New construction drew 77 of the 243 contracts, about one in three. Most new-home activity is in Santa Rosa County, as our builder roundup showed.

How much supply is on the market?

Pace ran at 1.8 to 1, Navarre at 1.7, Cantonment at 1.9 and Milton at 2.3. The city of Pensacola ran at 3.1 to 1, Perdido Key at 7.3 and Pensacola Beach at 9.0. What does this mean for buyers and sellers?

For buyers in Milton and Pace, competition picked up quickly: new contracts in those two places outnumbered new listings in the window. Homes under $400,000 drew most of the contracts. Insurance and tax budgets are covered on our Pensacola home insurance page and the Escambia County and Santa Rosa County property tax pages.

For sellers above $500,000, cuts still ran at about two per contract. In Pensacola ZIP codes 32507 and 32526, new listings ran 117 against 42 contracts, so sellers there are competing with a growing pool. Recent cut history by community is on our Santa Rosa County price cuts page.

Limitations

Counts come from the change log of our live Pensacola MLS feed, which records a change when our refresh sees it; refreshes were lighter on weekends in both windows. Contracts count only active listings that moved to active under contract or pending. Listings that first entered the feed already under contract, often builder sales, are excluded from both windows. A listing that changed more than once in a category within a window is counted once. City follows the listing's mailing city. The live map counts by city name and can differ from monthly inventory figures. Contracts can fall through, and 38 listings went back on the market in the second window.
