What does this mean for Pensacola-area buyers and sellers?

For buyers, most new homes are priced from about $290,000 to $400,000 in Milton, Pace and Cantonment, and the builders there were moving inventory quickly. That leaves less room to negotiate on the most popular plans than the resale market, where Escambia County ran at 3.5 active homes per contract. Association fees, insurance and flood exposure vary by community, so compare the Santa Rosa County HOA fees by community, Pensacola home insurance cost, Milton home insurance cost and Pensacola flood zones pages along with the price.

For resale sellers in Pace and Milton, builders are the main competition. Santa Rosa resale homes ran at 3.2 active listings per contract, more than twice the new-home ratio in the same county.

Limitations

Figures are a single live snapshot taken October 30, 2026, not monthly totals. New construction follows the MLS new-construction flag, and some builders list only part of their inventory on the MLS or list homes before they are built. In contract combines the MLS statuses Pending and Under Contract. Builders are identified by listing office, so homes sold through outside brokerages are not attributed to a builder. Community names come from the subdivision field on the listing. Coming-soon status comes from new-home listing services on the dates shown and may have changed. ZIP codes and area names are approximate. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
