How to read these: a neighborhood on multiple lists is liquid, appreciating, and moving fast — that combination is what most buyers mean by “best.” One caution the data forces: last year’s hottest appreciation list is often next year’s cooled market, so treat the price-performance table as history, not prophecy. Costs differ too — many newer communities carry CDD assessments older ones don’t.
Part of the Duval County real estate guide: live inventory, the communities with the most sales, and every Duval County page we publish.
It depends on the criterion, so this page ranks Duval County neighborhoods four ways from recorded MLS data: most sales activity (Avondale leads), strongest 1-year price performance, fastest-selling, and most accessible relative to the citywide median. Each ranking's formula is published with it - no editorial scoring.
Across the 32 Duval County communities with at least 20 recorded closings in the trailing year, the median community's sold price is about $287,000; individual communities range widely - every community's own figure is on its linked page.
