Jon's Current Read

Casa Marina is pricing at a median of $420,000 with a per-square-foot figure just over $360, and that combination points to a market where condition and unit specifics are doing most of the work on value. With only three closings in the current window, this is a thin data set — enough to read direction, not enough to treat any single sale as a benchmark.

A median days-on-market of 129 and a year-over-year change of -12.5% tell a consistent story: this is a buyer-paced market right now. Sellers who price realistically and account for the extended marketing time have the better outcome; sellers expecting a fast sale at last year's numbers are working against the current trend.

The 60-Second Overview

Casa Marina sits within Fort Myers Beach in Lee County, a Gulf-access barrier island market where pricing right now reflects a slower absorption pace rather than scarcity.

Best for

  • Buyers with a flexible timeline who can wait out a 129-day median marketing period
  • Buyers focused on per-square-foot value in a market currently priced below last year's levels
  • Sellers prepared to price to current conditions rather than prior-year comparables

Probably not for

  • Buyers who need a quick close and cannot absorb an extended search
  • Sellers expecting a fast sale based on last year's pricing trend
  • Anyone relying on a large comp set — three closings limits confidence in any single data point

Fort Myers Beach approves Development Order for Times Square entertainment center with hotel and restaurant

Fort Myers Beach town staff issued a Development Order for a three-story mixed-use entertainment center at 1028 and 1046 Estero Boulevard at Times Square, on the former sites of Sunset Beach Tropical Grill and The Playmore Tiki Bar. The 41,285-square-foot project by Persaud Properties would include six hotel units, a restaurant, shopping, a bar, an entertainment venue with a stage and a public pool. No construction permits had been issued as of the approval, with additional environmental and stormwater approvals still required.

What it may mean for the marketA new mixed-use entertainment building would add hotel, dining and retail space to the Times Square commercial district and support its post-storm rebuild. The site is less than a mile east of Casa Marina.

Estero board reviews 370-unit mixed-use complex at Estero Parkway and Three Oaks Parkway

The Estero Planning, Zoning and Design Board on May 19, 2026 reviewed The Residential Group's proposal for a mixed-use development on 5.275 acres at the southwest corner of Estero Parkway and Three Oaks Parkway. The plan calls for 370 apartments and 33,000 square feet of commercial space and requests a zoning change from a 1994 commercial planned development to a mixed use planned development. The proposal projects fewer daily trips and lower density than the previously approved shopping center.

What it may mean for the marketThe plan would convert an aging commercial site into new housing and ground-floor retail at a major intersection. The project is about 11 miles east of Casa Marina, elsewhere in Lee County.

If we were buying in Casa Marina today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Casa Marina.

Best Buy
Buyers comfortable with a longer search process and sellers prepared to price to current conditions rather than last year's market.
Biggest Risk
A thin closings count means any single comparable sale can distort the read on true market value.
Sweet Spot
Buyers and sellers who base decisions on current per-square-foot data rather than year-old pricing expectations.
Avoid If
You need a fast sale or purchase timeline — 129 days is the current median, not the exception.

A market moving on its own clock

The market heat score of 15 is low, and paired with a 129-day median days-on-market, it confirms that homes here are taking real time to find a buyer. That is not necessarily a red flag — it can mean sellers are holding firm on price and buyers are taking their time to evaluate condition and unit-specific factors before committing.

The -12.5% year-over-year change should be read alongside the small closings count. Three transactions can move a median meaningfully in either direction, so this figure is directional context, not a precise trendline. What it does confirm is that pricing has softened somewhat compared to a year ago, which matters most for sellers anchoring expectations to older comps.

The location and the amenities are priced into every listing in Casa Marina. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

With a small sample of closings and a long median marketing period, pricing a listing or evaluating an offer here takes more judgment than formula. We work through the available comps, the per-square-foot math, and the current pace with buyers and sellers directly, rather than leaning on a market that isn't producing enough volume to speak for itself.
