Cocoa Beach 7th Addition is a small barrier-island pocket in Cocoa Beach, and with no median price or listing count in front of me for this snapshot, I'm not going to pretend to quote one. What I can tell you is that pricing on this stretch of Brevard's coast is driven far more by the individual property than by any community average — proximity to the water, lot position, and above all condition do the heavy lifting here.

For buyers, that means the number on any given listing tells you less than the walk-through will. For sellers, it means comps have to be read carefully and honestly; a dated interior and a renovated one on the same block can sit in very different places. Bring a critical eye to condition on both sides of the table.

🟡 Balanced market. 6.0 months of supply and 0% of the inventory already under contract put buyers and sellers on roughly even footing. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of Space Coast MLS records, as of September 20, 2026. The 60-Second Overview

This is a defined subdivision within Cocoa Beach proper, on Brevard County's barrier island. It's a location play more than an amenity play — what you're buying is the address and the house itself.

Space Coast MLS sales records identify 159 homes in Cocoa Beach that have changed hands since 2004, built between 1927 and 2021 (median 1961), with a median living area of about 1,856 sq ft and a typical 3-bedroom, 2-bath layout; 82% are single-family homes. Source: Space Coast MLS closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

Best for

  • Buyers set on a Cocoa Beach barrier-island address who will pay for location
  • Buyers with budget or appetite for a condition-driven project or renovation
  • Buyers who prefer no HOA amenity fees and simpler carrying costs

Probably not for

  • Buyers who want a bundled amenity package — pool, clubhouse, gated grounds
  • Buyers seeking a strictly turnkey home with no condition variability to vet
  • Buyers who want a large, uniform subdivision rather than a small pocket

If we were buying in Cocoa Beach today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Cocoa Beach.

Best Buy
Buyers who want a Cocoa Beach address and will judge the house on its merits.
Biggest Risk
Condition varies widely, so due diligence matters more than the sticker.
Sweet Spot
A well-maintained home where the location premium is real and earned.
Avoid If
You need shared amenities like a pool or clubhouse built in.

A location-first pocket

There are no shared community amenities identified from current MLS listings for Cocoa Beach 7th Addition — no clubhouse, pool, or HOA package to fold into the value story. That's not a knock; it means the appeal rests on the property and the setting rather than on a bundled lifestyle package, and it keeps carrying costs simpler.

The draw here is the Cocoa Beach location itself: island living within reach of the beach and the everyday services of the city. Because condition varies widely from house to house, the spread between a move-in-ready home and one needing work can be significant, and that's where your due diligence earns its keep.

“

The location and the amenities are priced into every listing in Cocoa Beach. The deal is won or lost on condition, the comps, and the renovation math.
