As of October 2026, the MLS records 9 closed sales in Northstar Condo in Jacksonville Beach, FL since 2011, the most recent in June 2024. Across Jacksonville Beach as a whole, 290 homes closed in the last 12 months at a median of $611,000, 47 median days on market, with 159 homes for sale today. At that median and Duval County's FY2025-26 rate of 17.86 mills, annual property tax runs about $10,920 ($10,180 with the full homestead exemption).

Northstar is a condo community in Jacksonville Beach, and that structural fact drives most of what matters here. With a condo, price is set less by lot or square footage and more by the specific unit — floor, view, exposure, updates, and the health of the association behind it. Two units in the same building can trade at very different numbers based on condition and floor plan alone.
Because this is a Duval County beach-side condo market, expect the association's finances, reserves, and any special assessments to weigh on both what a buyer will pay and how quickly a listing moves. Sellers who can document a well-run building and a clean, updated unit hold the advantage; buyers should budget diligence time to read the condo docs before committing.

The Northstar Condo buying strategy.
If we were buying in Northstar Condo today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Northstar Condo.
What actually moves a Northstar price
In a condo like Northstar, value is condition-driven and unit-specific. Updates to kitchens and baths, floor level, and outlook can create a wide spread between otherwise similar units. Because we don't publish price ranges here, the honest read is to evaluate each listing on its own merits rather than assuming a building-wide number.
The other half of the equation is the association. Monthly fees, reserve funding, insurance, and the possibility of assessments all factor into a Jacksonville Beach condo's true cost of ownership. A unit that looks like a bargain on sticker price can look different once the condo documents are on the table — which is exactly why those documents deserve a careful read before you write an offer.
The location and the amenities are priced into every listing in Northstar Condo. The deal is won or lost on condition, the comps, and the renovation math.
