As of October 2026, the MLS records 14 closed sales in Oak Forest Estates in Jacksonville Beach, FL since 2004, the most recent in September 2026. Across Jacksonville Beach as a whole, 290 homes closed in the last 12 months at a median of $611,000, 47 median days on market, with 159 homes for sale today. At that median and Duval County's FY2025-26 rate of 17.86 mills, annual property tax runs about $10,920 ($10,180 with the full homestead exemption).

Oak Forest Estates sits in Jacksonville Beach, and location does most of the heavy lifting on price here. Proximity to the coast and the compact footprint of the beaches submarket mean condition and lot specifics tend to drive what a given home fetches more than any published range would suggest.
For buyers, that means underwriting each property on its own merits rather than a neighborhood average. For sellers, it means presentation and condition are the levers you actually control. We do not have a full pricing spread to quote, so treat any single home as a case-by-case read.

The Oak Forest Estates buying strategy.
If we were buying in Oak Forest Estates today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Oak Forest Estates.
What actually moves value in Oak Forest Estates
In a Jacksonville Beach setting, the fundamentals worth checking are the ones tied to salt air and coastal exposure: roof age, HVAC condition, windows, and any history of moisture management. These are the line items that separate two otherwise similar homes on price.
Because we're working from a limited snapshot rather than a deep pricing history, the smart move is to compare recent nearby sales carefully and weight condition heavily. A well-maintained home and a deferred-maintenance home in the same area can sit far apart in real value.
The location and the amenities are priced into every listing in Oak Forest Estates. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
We're a Northeast Florida brokerage, and we treat the beaches submarket property-by-property rather than leaning on averages that flatten out real differences. If a home's condition doesn't justify the ask, we'll tell you before you write the offer.
