South Chase is a thin, quiet slice of the Jacksonville market right now. With a single active listing and only one closing in the recent window, there isn't enough transaction volume to talk about a clean price trend. What sets the number here is condition and the specifics of the individual home more than any community-wide pattern.
The 12 months of supply puts this squarely in buyer-leaning territory. For a buyer, that means time and leverage to negotiate on terms and condition. For a seller, it means pricing has to be honest from day one and the home needs to show well, because there is little momentum carrying you and few comparable sales to lean on.
Figures in this note are as of July 18, 2026. The live market numbers elsewhere on this page update nightly and are newer.
The 60-Second Overview
South Chase sits in Duval County within Jacksonville, and reads as a small residential community with a jogging path among its reported amenities. Inventory is light enough that both buyers and sellers should treat every listing here as an individual case rather than part of a busy market.
Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

The South Chase buying strategy.
If we were buying in South Chase today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in South Chase.
A thin market that rewards patience
The defining feature of South Chase today is scarcity of data, not scarcity of leverage. One active listing and one recent closing mean there is no deep bench of comps to anchor a valuation, so a careful review of the specific home, its condition, and the closest nearby sales matters more than any headline community stat.
The 12-month supply figure signals a slow absorption pace, which favors buyers who can wait for the right home and negotiate. The reported amenities are modest — a jogging path is noted across MLS listings — and access details should be confirmed directly with the HOA rather than assumed.
The location and the amenities are priced into every listing in South Chase. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a low-volume community like South Chase, the value we add is judgment where the data is thin. We work the individual home and the closest verifiable comps, pressure-test pricing before it goes live, and confirm amenity and HOA details directly rather than relying on listing shorthand.
