Jon's Current Read

The honest starting point here is that the current MLS snapshot for University Village East gives us almost nothing to anchor a price story on — no median, no amenity set, no count of listings we can lean on. That is itself a signal. In a small pocket like this inside Davie, price gets set almost entirely by the individual unit: its condition, its exact location within the community, and whatever the seller across the street last accepted. There is no headline number to hide behind.

For a buyer, that means underwriting each listing on its own merits rather than a neighborhood average. For a seller, it means comps are thin and pricing is a judgment call, not a formula — the wrong ask can sit while the right one moves quickly. Either way, this is a market where the work happens listing by listing, and where getting the read right matters more than usual.

The 60-Second Overview

University Village East is a compact residential pocket in Davie, Broward County, positioned within reach of the wider Davie corridor. What it is not is a resort-style community — current listings identify no shared amenities, so the value is in the homes themselves and the location, not in a clubhouse or gate.

BeachesMLS sales records identify 18 homes in University Village East that have changed hands since 2011, built between 1976 and 1979 (median 1978), with a median living area of about 1,750 sq ft and a typical 3-bedroom, 2.5-bath layout; 61% are condominiums. Best for

  • Buyers prioritizing a Davie location and willing to underwrite each home on its own condition
  • Buyers comfortable with a low-amenity setup who would rather not pay for a clubhouse or shared facilities
  • Sellers who will price to the specific unit and trust a comp-by-comp read over a formula

Probably not for

  • Buyers who want resort-style or gated community amenities
  • Buyers who need a clean neighborhood price average before they will commit
  • Sellers expecting a fast, formula-driven valuation in a thin-data market

If we were buying in University Village East today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in University Village East.

Best Buy
Buyers who value location in Davie over shared amenities.
Biggest Risk
Thin comps make pricing a judgment call rather than a formula.
Sweet Spot
A well-maintained home priced against its own condition, not a neighborhood average.
Avoid If
You want a gated or resort-style community with shared facilities.

A location play, not an amenity play

With no community amenities surfacing in the current MLS data, University Village East asks buyers to value the essentials: the condition of the specific home, the layout, and where it sits inside Davie. That keeps the focus where it belongs, but it also means you are not paying for — or getting — the shared facilities some nearby communities offer. Set expectations accordingly.

Because there is no standard amenity package to average across, spread between listings can be wide and condition-driven. Two homes here can justify very different prices for reasons that have nothing to do with the community and everything to do with the unit. Walk each one, and price it against its own bones.

“

The location and the amenities are priced into every listing in University Village East. The deal is won or lost on condition, the comps, and the renovation math.
