The honest starting point on Waterside is that our current snapshot has no closings in the reporting window, so there is no median price to anchor to and no recent sales pace to read. That is not a knock on the community — it means pricing here is being set property by property, on condition and specifics, rather than by a fresh comp stream.

For a buyer, that puts the burden on due diligence: you are negotiating against the merits of the individual home, not a settled market rate. For a seller, it means pricing is a judgment call that has to be built carefully, because there is no wave of recent Waterside closings to lean on. In both cases, the play is patience and evidence over assumptions.

The 60-Second Overview

Waterside sits in Jacksonville, within Duval County, and our current data window shows no recorded closings — so this is a community to approach on the specifics of each listing rather than on a live sales trend.

realMLS (Northeast Florida) sales records identify 26 homes in Waterside that have changed hands since 2001, built between 1985 and 1985 (median 1985), with a median living area of about 1,136 sq ft and a typical 2-bedroom, 2-bath layout; 92% are condominiums. Best for

  • Buyers comfortable negotiating on a home's condition and specifics rather than a published market rate
  • Patient buyers with time to underwrite a purchase carefully before committing
  • Sellers willing to build a defensible price with an agent rather than lean on recent neighborhood sales

Probably not for

  • Buyers who need a clear recent comp trend before they'll write an offer
  • Sellers expecting to price off a live, active sales pace in the community
  • Anyone wanting a fast, low-effort transaction with minimal due diligence

If we were buying in Waterside today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Waterside.

Best Buy
Buyers and sellers willing to work the specifics of a single home rather than ride a market trend.
Biggest Risk
With no recent closings, there is no fresh comp stream to anchor a price.
Sweet Spot
A well-documented home priced on its own merits and negotiated on evidence.
Avoid If
You need a proven going rate before you'll make a move.

Reading a market with no recent prints

When a community shows zero closings in the window, the temptation is to fill the gap with round numbers. We won't. What we can say is that price in Waterside is going to be condition-driven and home-specific right now, and that the absence of fresh comps cuts both ways — sellers can't point to a recent run of sales, and buyers can't assume a going rate.

Practically, that means the work moves off the spreadsheet and onto the property. Layout, updates, lot, and how a given home is positioned against the wider Jacksonville market will do more to set the number than any neighborhood average. Expect to build the value case from the ground up on each address.

“

The location and the amenities are priced into every listing in Waterside. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a community with no recent closings on the board, our value is in the homework — pulling the right comparables from the surrounding Duval market, pressure-testing a price against the actual condition of the home, and telling you plainly when the number doesn't hold up. We would rather slow a deal down than let you buy or list on a guess.
