Birchwood Preserve is a small gated community in Lutz, in Hillsborough County, built by Pulte Homes between 2017 and 2019. When built out it has about 196 single-family homes, and because of its small size there is no CDD, with an HOA supporting the gated entrance and the shared amenity center (Laker/Lutz News, 2018).
The community sits off Geraci Road, a half mile west of Dale Mabry Highway and just south of Sunlake Boulevard, and is split across two sides of Geraci Road that share one amenity center located in the south section. That amenity center includes a resort-style pool with cabanas and hammocks, a multipurpose clubhouse with a kitchen, and a children's playground.
The biggest marketed draw is the schools. Pulte promoted Birchwood Preserve as the community in Lutz zoned to all three schools at the desirable Lutz Lake Fern Road complex, Steinbrenner High, Martinez Middle, and McKitrick Elementary, all A-rated at the time of marketing (Laker/Lutz News, 2018). School assignment is by address and can change, so confirm the exact zoning per parcel.
The pitch is gated, low-fee, well-located living near the Veterans Expressway, St. Joseph's Hospital-North, and Van Dyke Road retail. Because the community is finished and small, the work is buying the right Pulte floor plan and lot and confirming the school assignment, the HOA line, and condition for the specific home.
