True comps, carrying-cost math, and listings before the portals.
As of October 2026, the MLS records 14 closed sales in Goodbys in Jacksonville, FL since 2001, the most recent in March 2022. Across Jacksonville as a whole, 7,643 homes closed in the last 12 months at a median of $315,000, 43 median days on market, with 4,168 homes for sale today. At that median and Duval County's FY2025-26 rate of 17.86 mills, annual property tax runs about $5,630 ($4,890 with the full homestead exemption).

Goodbys is a compact, largely built-out pocket of 63 homes constructed between 1988 and 2000, with the middle of the pack dating to 1991. Because the housing stock is tightly clustered in age and size — a median of about 1,886 square feet — price here is driven far less by square footage than by condition and updates. Two homes of similar footprint can sell well apart depending on whether kitchens, roofs, and systems have been touched since the original build.
With homestead status on roughly 88% of homes, this is an owner-occupied community rather than an investor churn zone, which tends to keep turnover measured and inventory thin. For a buyer, that means patience: the right listing may not appear on demand. For a seller, it means a well-prepared, updated home stands out sharply against tired original stock, and condition is your strongest lever on price.

The 60-Second Overview
Goodbys is a small, established Jacksonville enclave in Duval County where the homes are of a consistent late-1980s-to-2000 vintage and a similar mid-size footprint, so the real differences between listings come down to upkeep and updates rather than floor plan.
realMLS (Northeast Florida) sales records identify 5 homes in Goodbys that have changed hands since 2007, built between 1990 and 1997 (median 1991), with a median living area of about 1,724 sq ft and a typical 3-bedroom, 2-bath layout; 100% are single-family homes. Who Goodbys is best for.
Best for
- Buyers seeking a mid-size, late-1980s-to-2000 home in an established, low-turnover setting
- Buyers willing to take on updates and comfortable pricing on condition rather than size
- Owner-occupants planning to stay, not short-term flippers
Probably not for
- Buyers who want new construction or the latest floor-plan layouts
- Investors looking for high-turnover flip inventory
- Buyers needing to close fast in a market where suitable homes list infrequently

The Goodbys buying strategy.
If we were buying in Goodbys today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Goodbys.
A condition-driven market, not a floor-plan one
The tight year-built band (1988 to 2000) and a median living area near 1,886 square feet mean you are largely comparing like against like. That is unusual and useful: it strips out much of the size guesswork and puts the focus on the things that actually move value here — roof age, HVAC, kitchens, baths, and whether prior owners renovated or left original finishes in place.
The high homestead share signals a stable, owner-occupied street feel and limited flip activity. Practically, that translates to fewer listings at any given time and homes that have often been lived in and maintained rather than turned quickly. Buyers should be ready to move when a suitable home lists; sellers who invest in visible updates can separate themselves from the older, unrenovated inventory.
The location and the amenities are priced into every listing in Goodbys. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a thin, condition-sensitive market like Goodbys, the value is in reading the details other listings gloss over. We price and position on the specifics — roof, systems, updates versus original build — instead of leaning on square footage alone, and we help buyers act quickly when the right home appears in a community that does not list often.
