Morris Bend sits inside the established K-Bar Ranch corridor, a location with a documented Hillsborough County track record rather than a speculative address. What is new is the way this particular 398 acres is being brought to market: Taylor Morrison, Lennar, and Perry Homes are each developing their own phase rather than one builder controlling the whole tract. For a buyer, that structure matters because it means comparing floorplans and pricing within Morris Bend itself, phase to phase, in addition to comparing the community against outside competition.

Right now only Taylor Morrison has published pricing, from the high $400s, and only that phase has a stated opening target of late 2026. Lennar's and Perry Homes's phases are confirmed on paper but not yet selling, so their price points, floorplan sizes, and release dates remain open questions. HOA and CDD amounts have not been released for any of the three phases.
