Silverleaf in Orange Park is a compact, well-defined community of 178 homes built in a tight window from 2004 to 2008. That narrow construction range matters: with a median build year of 2005, the housing stock is broadly consistent in vintage, so what moves price here is condition and updates, not age spread. Two homes of similar size can trade far apart depending on whether kitchens, roofs, and systems have been touched since original construction.

With homestead occupancy just over 60%, this reads as a lived-in, owner-occupied community rather than an investor rotation. The median home runs about 2,350 square feet, so buyers are looking at real interior space, not starter footprints. For sellers, the consistency of the stock is an advantage when the home is updated and priced to condition; for buyers, the smart work is comparing finish levels closely, because that is where the value gap sits.

The 60-Second Overview

Silverleaf is a mid-2000s community in Clay County's Orange Park, where the homes are similar in age and generously sized, and the real variation between listings comes down to how much each owner has invested in updates.

If we were buying in Silverleaf today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Silverleaf.

Best Buy
Buyers who want consistent, mid-2000s homes with real square footage in Clay County.
Biggest Risk
Original-build systems and roofs are aging, so condition varies more than price alone reveals.
Sweet Spot
A well-updated home in the 2,350-square-foot range bought at a price that reflects its condition.
Avoid If
You need new construction or the widest possible range of home sizes.

A condition-driven market with consistent bones

Because nearly all of Silverleaf was built between 2004 and 2008, buyers here are shopping a coherent product: floor plans and construction methods of a single era, with a median footprint north of 2,300 square feet. That consistency makes comparison shopping straightforward on size and layout, and shifts the whole negotiation onto condition. Roofs, HVAC, water heaters, and kitchens from the original build are now old enough that their status is the swing factor in any given sale.

The homestead share above 60% points to a stable, predominantly owner-occupied community with relatively low turnover pressure. For a seller, that stability supports pricing discipline when the home shows well. For a buyer, it means inventory can be limited and worth acting on when a well-maintained or updated home comes to market — the spread between an as-built home and a thoughtfully updated one can be wide, so read the improvements carefully before you anchor on any single number.

“

The location and the amenities are priced into every listing in Silverleaf. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a community this consistent in age and size, the money is made or lost on condition, and that is exactly where local eyes matter. We walk Silverleaf listings against each other on finish level, deferred maintenance, and system age — not just square footage — so buyers know what they are really paying for and sellers know where to invest before listing. We will also tell you plainly when a home is priced as if it were updated when it is not.
