The snapshot for St Josephs Square is thin right now — no closings sit inside our current window, and there is no median price to anchor to. That is not a red flag; it is simply a small pocket in Jacksonville's Duval County market where activity comes in bursts rather than a steady stream. Until a few sales print, price here will be set less by comparable volume and more by the condition and specifics of whatever individual home comes to market.

For a buyer, that means patience and a willingness to underwrite each listing on its own merits rather than lean on recent neighborhood comps. For a seller, it means pricing will rest on your home's condition and features and on wider Jacksonville trends, not on a fresh stack of local sales. In a low-data pocket like this, the story of any single transaction carries more weight than usual.

The 60-Second Overview

St Josephs Square is a small Jacksonville pocket in Duval County where recorded activity is currently light, so pricing tends to be driven by the individual home rather than by a deep bench of recent sales.

realMLS (Northeast Florida) sales records identify 16 homes in St Josephs Square that have changed hands since 2009, built between 1985 and 1986 (median 1986), with a median living area of about 1,190 sq ft and a typical 3-bedroom, 2-bath layout; 94% are single-family homes. Source: realMLS (Northeast Florida) closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

County records show 7 qualified sales in St Josephs Square across 2024–2025 (4 in 2024, 3 in 2025), median $360,000 — the last recorded sale per parcel on the Florida DOR 2025 assessment roll, independent of the MLS.

Probably not for

  • Sellers who want a fast, data-backed price off recent neighborhood volume

If we were buying in St Josephs Square today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in St Josephs Square.

Best Buy
Buyers and sellers comfortable in a low-volume pocket where each home is priced on its own merits.
Biggest Risk
Thin recent data makes pricing harder to anchor and can slow the process.
Sweet Spot
A buyer or seller willing to underwrite a single home on condition rather than on comps.
Avoid If
You need deep comps and steady sales volume to feel confident.

A low-data pocket

With no closings in the current window and no median to work from, the honest read is that St Josephs Square trades quietly. Value here has to be built from the ground up on each property — its condition, layout, and location within Jacksonville — rather than pulled off a chart of recent neighborhood sales.

That puts a premium on doing the work: pulling the widest relevant comps we can find, weighing broader Duval County conditions, and treating each listing as its own negotiation. It is a place where a careful buyer or a well-prepared seller can do well, precisely because there is no herd to follow.

The location and the amenities are priced into every listing in St Josephs Square. The deal is won or lost on condition, the comps, and the renovation math.
