As of this snapshot Asbury Creek has 8 Active realMLS listings and no recorded sales, which is exactly what a community that opened for sale on 2026-09-11 should look like. Every row is a Century Communities spec on Topaz Way, listed 402,920 to 501,520 dollars, 2,055 to 3,161 square feet, year built 2026.

The number to watch is not price per square foot yet, it is absorption of this first release. The builder release sized the community at 170 homes, so the first 8 are the opening inventory, not the community. The no-CDD position is the structural fact that will matter most when buyers compare carrying cost against the Hyland Trail sections nearby.

Figures in this note are as of October 25, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Asbury Creek is a Century Communities single-family community off Henley Road in Green Cove Springs, Clay County (ZIP 32043). The builder page carries a "Grand Opening Sept. 11th" banner and a "No CDD Fees" statement, lists the sales address as 3209 Topaz Way, and describes seven one- and two-story floor plans up to 3,161 square feet with quartz counters and luxury vinyl plank flooring as standard (read 2026-09-12). Century Communities announced the land purchase on 2025-09-18 as a 170-home community expected to begin selling in mid-2026 with a pavilion, playground and multi-use field planned. realMLS carried the first 8 Active listings on 2026-09-11, all on Topaz Way, listed by Century Communities of Florida, with an HOA of 78 dollars per month. All 8 rows are already in our own map pins. As of October 25, 2026 the builder page lists the community as now selling its first phase, with pricing starting from the upper $300s, 170 homes planned and no CDD fees; the playground and recreation areas are listed as planned. Details should be confirmed with the builder.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. If we were buying in Asbury Creek today, this is the order of operations we would run for our clients.

    1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

    2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

    3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

    4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

    5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Asbury Creek.

    Best Buy
Buyers who want a new single-family home in Clay County without a CDD and are ready to act at the first release.
    Biggest Risk
Amenities are future, not built, and the first release is all spec inventory.
    Sweet Spot
A to-be-built contract on the Coronado or Grayton while plan bases sit below the spec prices.
    Avoid If
Avoid if you need a finished amenity center on day one or a gated entry.

    What no CDD means here

The single most useful fact about Asbury Creek is the one the builder leads with: no community development district. Most large new subdivisions in Clay County carry a CDD assessment on the tax bill on top of the HOA. Here the recorded HOA in the MLS rows is 78 dollars per month and there is no CDD line, which changes the monthly comparison against similarly priced homes in nearby districts.

The opening inventory is all spec. The 8 realMLS rows dated 2026-09-11 span the Coronado (2,055 sq ft, 402,920 dollars), Grayton (2,319), Santa Rosa II (2,407), Amelia II (2,511), Driftwood (2,851) and Silver Maple (3,161, 490,480 to 501,520 dollars). The builder page shows plan bases from 374,990 dollars, below the cheapest spec, so a to-be-built contract may price under the current inventory.

Unknowns to confirm in writing: the total lot count in phase 1 versus the 170-home total, the amenity delivery schedule (the builder page says "future amenities"), and whether any gate is planned. None of these are published on the sources read.

    “

The location and the amenities are priced into every listing in Asbury Creek. The deal is won or lost on condition, the comps, and the renovation math.

    Why work with Momentum here

A day-one release is when the homesite choice is widest and the builder is most motivated to set a sales pace. We can pull the full 8-row inventory against the plan list, flag which Topaz Way lots back to preserved area versus interior, and compare spec pricing to a to-be-built contract on the same plan.

We also read the incentive fine print. The builder page advertises up to 1,500 dollars toward closing costs through an affiliated lender; we will show what that costs in rate versus an outside lender so the net number is the real one.
