Price in Hibernia is driven by condition and the specific parcel, not by a uniform product. With a housing stock spanning from 1940 to 2018 and a median build year of 1987, you are looking at a genuine mix of older homes and newer construction, and that spread makes each listing its own negotiation. There is no single price story here; what a home has done in terms of updates and lot will move it far more than any neighborhood-wide figure.
It is a small, tightly held pocket — only 29 homes — and about 69% are homesteaded, which means most owners live in what they own rather than turning inventory quickly. For a buyer, that translates to patience: listings are episodic, and when the right one appears you will want to move on its merits. For a seller, scarcity works in your favor, but the burden is on presentation, because buyers here are comparing very different homes against one another.
The 60-Second Overview
Hibernia is a small Fleming Island enclave in Clay County where a wide range of build years — 1940 through 2018 — sits side by side, so the neighborhood reads as varied rather than uniform. With a median living area around 2,263 square feet, the typical home offers real usable space.

The Hibernia buying strategy.
If we were buying in Hibernia today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Hibernia.
A small, mixed-vintage pocket
The defining feature is variety within a very limited set. Twenty-nine homes, a median year built of 1987, and a build range that reaches back to 1940 and forward to 2018 mean you can find both established structures and near-new construction within the same community. That makes the median living size of roughly 2,263 square feet a useful anchor, but individual homes will diverge sharply from it.
Because roughly 69% of homes are homesteaded, turnover is limited and the community feels settled rather than transactional. That stability is a plus for owners who intend to stay, but it also means a buyer cannot count on constant choice. When something lists, it deserves prompt, serious attention rather than a wait-and-see posture.
The location and the amenities are priced into every listing in Hibernia. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a market this small and this varied, comparables do the heavy lifting, and no two Hibernia homes are truly the same. We read each listing against its actual condition, vintage, and lot rather than against a blanket average, so you know whether a price reflects the home in front of you or simply the scarcity around it.
