What larger projects are in the Flagler pipeline?
Several Flagler County entries are approved or proposed land plans rather than communities with homes for sale. Coquina Shores in Palm Coast is a gated single-family plan with 750 homes approved. Kolter's Radiance at Eagle Lakes near Flagler Beach and Bunnell is planned for 775 age-restricted homes and 458 single-family homes. Our tracker's January 2026 entry records the Flagler Beach City Commission's 4-1 vote to annex 545 acres for the Summertown town-center plan, the largest annexation in city history. In Bunnell, the city commission voted 3-2 on first reading on August 25, 2025, to rezone about 2,800 acres for The Reserve at Haw Creek, with up to 6,100 homes.
On October 8, 2026, FlaglerLive reported that the Palm Coast City Council approved on first reading, 4-1, a plan to convert the former Oare continuing-care site off Belle Terre Boulevard into the Magnolia Trace Master Planned Development, with 624 units including single-family homes, townhouses and up to 150 apartments. A second reading is still required. One large proposal has gone the other way: our tracker marks Raydient's Old Brick Township westward expansion as stalled after the application was withdrawn.
How much new construction is reaching the MLS?
From October 13 to 26, 2026, our Daytona-area MLS feed logged 454 new active listings in Volusia and Flagler counties, and 50 were marked new construction. New construction made up 8.3 percent of single-family sales in the two counties. Most priced communities in the table start below both county medians.
What costs should buyers check?
Builders in the tracker had not published association fees for most of these communities. Buyers should ask for the HOA budget, any community development district assessment, the lot's flood zone and an insurance quote before signing. Our insurance pages for Palm Coast, DeLand, Ormond Beach and Daytona Beach cover premiums. Builders are listed on our Volusia County home builders and Flagler County home builders pages, and new listings on Volusia County new construction. Recent sales are on the Palm Coast, DeLand, Ormond Beach, Port Orange, Daytona Beach and New Smyrna Beach market pages.

Limitations
The tracker lists communities and projects found on builder pages, new-home listing sites and local reports, checked on the dates shown. It is not a complete list of every community in Volusia and Flagler counties, and some entries are land plans with no homes for sale. Prices shown are builder starting prices, not sale prices. New-construction counts use the new-construction flag on listings in our Daytona-area MLS feed; many Flagler County listings are entered in other MLS systems, so Flagler counts in this feed are incomplete. County sale figures are September 2026 single-family closings and may be revised. This article is general information, not advice about any specific property, community or transaction.
