Homes for Sale in St. Johns, FL
True comps, carrying-cost math, and listings before the portals.
As of September 2026, the MLS records 18 closed sales in Magnolia Estates in St. Johns, FL since 2003, the most recent in January 2024. Across St. Johns as a whole, 1,371 homes closed in the last 12 months at a median of $505,000, 49 median days on market, with 299 homes for sale today. At that median and St. Johns County's FY2025-26 rate of 13.47 mills, annual property tax runs about $6,800 ($6,280 with the full homestead exemption).

Magnolia Estates sits in St. Johns County, and without a hard price range in front of me I'll be plain about what that means: condition and lot are doing most of the work on price here, not a published floor or ceiling. Two homes on the same street can trade far apart depending on updates, finishes, and how the lot lays out.
For buyers, that argues for patience and a sharp eye on what you're actually paying for. For sellers, it argues for prepping the home properly before listing, because in a spread-driven market the well-presented house is the one that sets the top of the range.
The 60-Second Overview

The Magnolia Estates buying strategy.
If we were buying in Magnolia Estates today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Magnolia Estates.
What actually moves price in Magnolia Estates
The honest read on this community is that the number on any given home is condition-led. Absent a documented price band, the useful question isn't "what's the range" but "what shape is this specific house in" — updated kitchens and baths, roof and systems age, and lot position will separate one sale from the next more than the address alone.
That makes comparison shopping matter. A buyer who walks several homes here will quickly see why two similar floor plans don't clear at the same figure, and a seller who understands that spread can position accordingly rather than guessing.
The location and the amenities are priced into every listing in Magnolia Estates. The deal is won or lost on condition, the comps, and the renovation math.
