There is no reliable price signal to report for Cascades/Groveland at this time. Current MLS activity in the Stellar feed does not give us enough listing volume to establish a defensible median or pricing pattern, so we are not going to manufacture one.
For now, treat this as a community where pricing has to be built from a direct comparison of active and recently closed listings rather than a snapshot statistic. A buyer or seller here should expect us to pull comparable homes individually and walk through them line by line, not lean on a single headline number.
Figures in this note are as of July 21, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The Cascades/Groveland buying strategy.
If we were buying in Cascades/Groveland today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Cascades/Groveland.
What we can and cannot tell you
Some communities in this part of Lake County come with a clear amenity package or a well-established resale pattern. Cascades/Groveland, based on current MLS listings, is not showing either right now. That does not mean the community lacks structure or character, only that the data available to us today does not surface it.
The honest approach is to treat any home here as its own case. We would want to walk the specific property, check the plat and any HOA documents directly, and compare it to whatever similar homes are active or recently sold nearby, rather than rely on a community-wide statistic that the current feed cannot support.
The location and the amenities are priced into every listing in Cascades/Groveland. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
When a community's MLS footprint is this thin, the value we add is in the legwork: pulling every comparable transaction we can find, verifying HOA and amenity details directly rather than assuming them, and giving you a straight answer about what is and is not knowable before you commit.
