Price in Greenland is driven by condition and the specifics of each parcel far more than by any uniform product type. With a housing stock spanning from 1903 to 2022 and a median build year of 1986, you are looking at a genuine mix — older homes alongside newer construction — and that spread means two listings a mile apart can be worth very different money for reasons that have nothing to do with the market and everything to do with the house itself.

For buyers, that variety rewards patience and a careful inspection; the median living area of roughly 1,564 square feet is a midpoint, not a norm, so read each home on its own terms. For sellers, the takeaway is that comps here are noisy — a thoughtful pricing conversation grounded in your home's actual condition and size will serve you better than leaning on a neighborhood average.

Figures in this note are as of July 12, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Greenland is a small, uneven slice of southern Duval County where the housing runs from early-century homes to recent builds, so the label matters less than the individual property in front of you.

realMLS (Northeast Florida) sales records identify 17 homes in Greenland that have changed hands since 2002, built between 1952 and 2027 (median 2006), with a median living area of about 1,603 sq ft and a typical 3-bedroom, 2-bath layout; 65% are single-family homes. Source: realMLS (Northeast Florida) closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

Best for

  • Buyers who will do the homework on an individual property's age and condition
  • Those open to older construction who budget for updates
  • Value-minded buyers willing to trade uniformity for variety

Probably not for

  • Buyers who need a matched, single-era subdivision
  • Those unwilling to underwrite an older home's systems and repairs
  • Buyers expecting tightly clustered, predictable comps

The market around Greenland

Across Duval County, 4,384 homes are active and 1,562 pending (26% under contract).

In ZIP 32258 (Jacksonville), 674 homes closed in the last 12 months at a median of $370K ($204/sq ft), up 2.6% year over year, with a median 35 days on market. Right now 134 active and 56 pending listings put supply at about 5.2 months — a balanced market. See the live ZIP 32258 housing market and the Duval County market.

If we were buying in Greenland today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Greenland.

Best Buy
Buyers comfortable evaluating homes one at a time rather than by neighborhood template.
Biggest Risk
Noisy comps mean condition, not location alone, sets value.
Sweet Spot
A well-kept home near the 1,564 sqft median that inspects clean.
Avoid If
You want a uniform subdivision with predictable, matching product.

A stock defined by its range

The headline fact about Greenland is age spread. A range from 1903 to 2022 with a 1986 median tells you this is not a subdivision built in one pass — it is an accumulation of eras, which shows up in lot sizes, systems, and finishes that vary house to house. Expect to underwrite each property individually rather than assume a community standard.

The owner-occupancy picture is mixed, with homesteaded properties making up roughly 44 percent of the homes on record. That is a meaningful non-owner share, so a buyer should look closely at neighboring uses, and a seller should not assume every comparable sale reflects an owner-occupant transaction.

“

The location and the amenities are priced into every listing in Greenland. The deal is won or lost on condition, the comps, and the renovation math.
