As of October 2026, the MLS records 37 closed sales in Hidden Oaks in Ponte Vedra Beach, FL since 2001, the most recent in July 2026. Recorded prices since 2024 ran from $755,000 to $857,000 (median $775,000), on homes of 2,082 to 2,344 sq ft. Across Ponte Vedra Beach as a whole, 542 homes closed in the last 12 months at a median of $849,000, 44 median days on market, with 201 homes for sale today. At that median and St. Johns County's FY2025-26 rate of 13.47 mills, annual property tax runs about $10,440 ($9,920 with the full homestead exemption).

Hidden Oaks sits in Ponte Vedra Beach, in St. Johns County, and price here is driven far more by the individual home than by any blanket per-square-foot rule. With a small, closely held pool of properties and low turnover, condition, lot, and updates do the heavy lifting on value. Expect a wide spread between a dated original home and one that has been reworked.
For a seller, that thin supply is leverage — but only if the home is presented and priced against genuinely comparable recent activity, not a neighboring listing's aspiration. For a buyer, patience and readiness matter: when the right home surfaces, it can move quickly, so financing and inspection expectations need to be settled before you tour.

The Hidden Oaks buying strategy.
If we were buying in Hidden Oaks today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Hidden Oaks.
What actually moves value in Hidden Oaks
Because inventory here is limited, this is not a market you read off a single average. Two homes can trade at very different numbers based on how much has been updated, the quality of the lot, and how the interior has been maintained. That makes recent, truly comparable closings the only honest starting point for pricing.
The Ponte Vedra Beach address and St. Johns County location are the durable draw. That said, the low volume of activity cuts both ways: it can protect values, but it also means fewer data points and longer waits between the homes you actually want to see.
The location and the amenities are priced into every listing in Hidden Oaks. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a thin, condition-driven market like Hidden Oaks, the wrong comps produce the wrong price. We work the actual recent activity, weigh condition and lot honestly, and tell you plainly when a home is over-asking for what it is — or when it is worth moving fast on. That candor is the whole point of hiring us here.
