Tyson Forest is a community in Fernandina Beach, Nassau County, FL (ZIP 32034). Across Fernandina Beach as a whole, 277 homes closed in the last 12 months at a median of $480,000, 49 median days on market, with 108 homes for sale today. At that median and Nassau County's FY2025-26 rate of 13.28 mills, annual property tax runs about $6,370 ($5,870 with the full homestead exemption).

The defining trade in Tyson Forest is land for amenities. Drees is marketing 1+ acre wooded homesites, which is an unusual product at this price point in Nassau County: most new construction in the Fernandina and Yulee orbit sits on 50- to 75-foot lots inside a master plan that funds a clubhouse, pool and trail network through HOA dues and, frequently, a CDD assessment. Tyson Forest publishes no clubhouse and no marketed CDD-scale infrastructure. If you want a private wooded acre and a customizable floor plan, that is the offer. If you want a resort amenity deck, this is the wrong community.
Pricing starts around $729,900 for plans running roughly 2,704 to 4,069 square feet with four bedrooms and three to four baths, per the builder and NewHomeSource as of July 2026. That entry point puts Tyson Forest in the same conversation as gated golf product at Amelia National and the gated riverfront enclaves off Bells River — but the dollar buys land and interior customization here instead of club access. Buyers should price that consciously rather than assume the higher entry buys more finish.
Drees operates a customization-forward build process rather than a fixed-inventory model, which lengthens timelines relative to a spec-heavy production builder. Expect a longer window from contract to close, and expect more decisions. That suits a buyer who wants to shape the house; it frustrates a buyer on a relocation clock.
Two facts we could not confirm and would verify in writing before contract: whether the community is gated, and the HOA and CDD structure. Neither is published in builder marketing as of this writing. On an acreage community the assessment structure materially changes carrying cost, so get it in the disclosure package.
The 60-Second Overview
Tyson Forest is a new Drees Homes community on the Tyson Road corridor in Fernandina Beach, selling wooded one-acre-plus homesites from the $720s — an acreage-and-customization play on the mainland side rather than an amenity-package community.

Probably not for
- Buyers who want a pool, clubhouse, fitness center or golf inside the community

- Buyers on a relocation deadline who need a completed or near-completed home
- Buyers who need a documented HOA and CDD figure before they can underwrite the purchase
The Tyson Forest buying strategy.
If we were buying in Tyson Forest today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Tyson Forest.
Buying land, not an amenity deck
Nassau County's new-construction market has consolidated around master-planned product — Wildlight's villages, Tributary, Amelia Walk, Amelia National. Those communities compete on shared infrastructure: pools, fitness, trails, golf, and in several cases a CDD bond that pays for it. Tyson Forest is deliberately outside that model. The homesite is the amenity.
A one-acre wooded homesite changes the practical experience of the property in ways a lot dimension chart understates. Setbacks are generous enough that mature tree canopy can be retained between houses rather than cleared to the pad. Outbuildings, pools, boat and RV parking are physically feasible — though whether they are permissible depends on deed restrictions we have not been able to review, so confirm before you count on them.
The location is mainland Fernandina Beach off Tyson Road, not Amelia Island. That distinction matters for pricing and for expectations: you are inland of the bridge, with drive-time access to the island's beaches and historic downtown rather than walk or bike access. It also means you are not paying island land prices, which is a meaningful part of how an acre lands under $730,000 here.
Interstate 95 access is the practical commuting advantage. Buyers working in north Jacksonville, at the port, or at the mills and industrial employers along the SR-200 corridor get a workable commute that island addresses do not offer as cleanly.
Because this is a new community with no resale history, there are no closed comparables inside it yet. Valuation has to lean on Drees' base pricing plus options, cross-checked against acreage resales in the surrounding Tyson Road and O'Neil area. That is a thinner evidentiary base than a buyer gets in an established subdivision, and it argues for conservative underwriting on the options budget.
The location and the amenities are priced into every listing in Tyson Forest. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
On a customizable build, the risk is not the base price — it is the options sheet and the timeline. We help buyers separate structural decisions that must be made at contract from finishes that can wait, hold the builder to written allowances, and cross-check base-plus-options pricing against surrounding acreage resales so you know what you are paying above land value.
We will also chase down the two open items before you sign: the gating status and the full HOA and CDD assessment picture. On an acreage community those figures drive carrying cost and they are not currently published.
