Century Village is a large condominium community in Pembroke Pines, and pricing here tracks condition and building far more than square footage. Two units on the same street can trade well apart based on renovation level, floor, and view, so the number that matters is the one attached to the specific unit — not a community average.

For buyers, that spread is an opportunity: patient shopping and a willingness to update dated interiors is often where the value sits. For sellers, presentation and condition do the heavy lifting. A clean, move-in-ready unit separates itself quickly; a tired one waits and negotiates. Know which one you're bringing to market before you price it.

🟡 Balanced market. 3.9 months of supply and 7% of the inventory already under contract put buyers and sellers on roughly even footing. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of Beaches MLS records, as of September 3, 2026. If we were buying in Century Village today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Century Village.

Best Buy
Buyers who want low-maintenance condo living inside western Broward's suburban grid.
Biggest Risk
Association costs and possible assessments can matter as much as the purchase price.
Sweet Spot
A structurally sound building where a light update unit is priced for its condition.
Avoid If
You want a single-family home or zero association oversight.

What actually moves a Century Village price

This is a condo market, which means you are buying into an association as much as a unit. Monthly carrying costs, reserves, and building-level maintenance shape both what you pay and what you can resell for. Read the association documents early — they tell you more about long-term cost than the listing photos do.

Because units are broadly comparable in layout, the differentiators are condition, floor, exposure, and the health of the specific building. That compresses the guesswork on some fronts and makes due diligence on the association the real work. Get the financials, understand any assessments, and treat the building's condition as part of the purchase.

“

The location and the amenities are priced into every listing in Century Village. The deal is won or lost on condition, the comps, and the renovation math.

They are a framework for comparing communities, not a guarantee of future value and not advice on a specific home; unlike an automated value estimate they do not price your home, they grade the community on evidence you can inspect. Why work with Momentum here

A condo purchase in a community this size lives or dies on the details behind the listing — the association's finances, any pending assessments, and how a specific building is holding up. We read those documents with you, price against genuinely comparable units rather than a blended community figure, and tell you plainly when a particular listing is priced for its condition and when it isn't.

The parts of the monthly number a mortgage calculator leaves out, from the tax roll, the MLS, Citizens and FEMA. Property facts only.

Property taxCurrent owners' bills run a median of $1,774/yr across 47 listings here (MLS tax records, 2026-11-04).
HOA duesMedian $629/month across 52 MLS listings (most billed monthly; 2026-11-04). Dues cover what the documents say they cover; ask for the budget and reserve study.
Home and flood insuranceThe average Citizens Property Insurance premium in Broward County is $1,561/yr (35,154 policies, Citizens detail by county, April 2026); private-market quotes depend on roof age, wind mitigation and construction.
