There isn't a current MLS-driven statistical picture to lean on for Reunion Encore Club right now, which itself is worth noting: pricing here has to be read listing by listing rather than off a community-wide trend line. Anyone evaluating a purchase or sale should treat each active or recent comparable on its own merits rather than assuming a broader Reunion pattern applies directly.
Because we don't have a reliable amenity list pulled from current listings either, buyers should verify directly what access, membership, or club structure applies to a specific address before assuming anything about shared facilities. That verification step matters more here than in communities with a clean, documented amenity package.

The Reunion Encore Club buying strategy.
If we were buying in Reunion Encore Club today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Reunion Encore Club.
What we can and can't tell you
The honest starting point with Reunion Encore Club is that the data feed we rely on doesn't currently return pricing, inventory, or days-on-market figures for this specific segment, and it doesn't return a confirmed amenity list either. That's a meaningful gap, and we'd rather say so than fill it with assumptions.
For a buyer or seller, this means the diligence has to happen at the listing level: confirming HOA or club dues, any access rights tied to a specific unit or lot, and how a given home's condition and location within Reunion compare to what's actually on the market at the time. We can help run that comparison property by property, but we won't present community-wide figures we don't have.
The location and the amenities are priced into every listing in Reunion Encore Club. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
When the data trail is thin, the value of a local broker goes up, not down. We'll pull the actual listing history, confirm what club or HOA structure applies to a specific address, and give you a straight read on whether a property is priced reasonably relative to what else is moving in Reunion, rather than relying on a generic community summary that doesn't exist yet in the data.
