Jon's Current Read

Turnberry Lake sits in St. Augustine, in St. Johns County, and like most of this stretch, price here is driven less by any single benchmark than by condition, lot position, and how a given home shows on the day it lists. Without a current price spread in hand, the honest read is that updated, move-in-ready homes command a premium while anything needing work trades at a discount buyers can usually negotiate.

Our snapshot is current as of mid-2026. Until we have a live inventory and days-on-market read to share, treat the market posture as condition-driven: sellers who prep and price to the home's actual state tend to move, and buyers who do their diligence on updates and lot specifics tend to win on value rather than on headline numbers.

If we were buying in Turnberry Lake today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Turnberry Lake.

Best Buy
Buyers who want a St. Johns County address in the St. Augustine area and will judge homes on condition and lot.
Biggest Risk
With a wide condition spread, two similar floor plans can carry very different real costs.
Sweet Spot
An updated home on a strong lot bought at a price that reflects the work already done.
Avoid If
You need a fixed, predictable price band or want to be in the historic core.

What actually moves value in Turnberry Lake

In a community like this, the variables that matter are the ones you can walk through: kitchen and bath updates, roof and system age, and where the lot sits relative to water and traffic. A home that has been kept current will separate itself from a comparable floor plan that has not, and that gap is where the real negotiation happens.

Location within St. Johns County is the other lever. Proximity to daily conveniences, commuting routes, and the St. Augustine area's recreation all factor into how a specific address prices against the community's median. We evaluate each listing on its own merits rather than assuming the neighborhood name sets the number.

The location and the amenities are priced into every listing in Turnberry Lake. The deal is won or lost on condition, the comps, and the renovation math.
