True comps, carrying-cost math, and listings before the portals.
As of September 2026, the MLS records 15 closed sales in The Meadow in St. Augustine, FL since 2009, the most recent in October 2023. Across St. Augustine as a whole, 2,652 homes closed in the last 12 months at a median of $453,314, 52 median days on market, with 678 homes for sale today. At that median and St. Johns County's FY2025-26 rate of 13.47 mills, annual property tax runs about $6,110 ($5,590 with the full homestead exemption).

The Meadow sits in St. Johns County, on the St. Augustine side of the metro, and price here is driven far more by the individual home than by any single headline number. Condition, lot, and updates carry the day; two listings a street apart can trade very differently based on what has been touched and what has been left alone.
Without a wide inventory of comparable listings moving at once, the posture favors patience on both sides. Buyers should underwrite each home on its own merits rather than against a neighborhood average, and sellers should prepare the property to compete on condition rather than assume the location alone sets the price.

The The Meadow buying strategy.
If we were buying in The Meadow today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in The Meadow.
What actually moves value in The Meadow
Because this is a compact pocket rather than a sprawling subdivision, pricing tends to be condition-driven and the spread between a dated home and an updated one can be wide. That is not a knock on the community; it is a reminder that here you buy the house, not the ticker.
Location does part of the work. St. Johns County offers proximity to St. Augustine's coastal draw and the county's commercial growth, and homes near the everyday conveniences and schools of the area carry a practical location advantage. Judge each listing on its lot, layout, and recent work before you judge it on the name on the sign.
The location and the amenities are priced into every listing in The Meadow. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a small, condition-sensitive community, an average pulled from a wider area can mislead you. We price and evaluate the actual house in front of us, tell you plainly when a listing is asking too much for its condition, and walk you when the fit is wrong. In The Meadow, that home-by-home discipline is the whole job.
