Nocatee homes are closing at a 730 thousand dollar median this year, within 3 percent of the 2023 peak. But they're taking 47 days to sell instead of 12. Here's what that means for you.
If you're selling: price is not your problem, time is. Buyers are paying about 95 and a half percent of original asking, so price it right the first time and plan on six to seven weeks, not six days.
If you're buying: there are 148 homes for sale across Nocatee's 31 villages, 56 of them new this week, and half sit between 500 and 750 thousand. Sellers are taking 4 to 5 percent off ask, so there is room to negotiate, especially on anything past 60 days.
Where the action is: Twenty Mile led with 66 sales in the last twelve months at a 925 thousand median. Seabrook Village sold 49 and moved in a week. Coral Ridge is the top of the market at 1.67 million, and West End at Town Center is the entry point at 530.
The number the listing doesn't show you: at a 660 thousand asking price, taxes reset to about 8,375 a year, the HOA is only 70 a month, Citizens averages 1,378, and every address we checked is outside the high-risk flood zone. Budget roughly 883 a month before the mortgage, plus the CDD on the tax bill.
All of it is on the Nocatee page at move with momentum dot com, updated every night. I'm Jon Brooks with Momentum Realty.

Price here is condition- and product-driven, not a single number you can generalize from. The 12-month median sale price sits at $667,000 (149 closed sales through October 23, 2026) and about $281 per square foot, but that median masks a wide spread between newer, fully finished homes and everything that needs work or sits on a less desirable lot. What you pay comes down to the specific home, not the community label.
The current posture favors patient buyers. Median days on market is 147 — homes are sitting, not flying — and prices are up just 1.8% year over year, with a heat score of 36 that reads as a slow, negotiable market. Sellers should price to the current reality rather than last year's; buyers have room to be selective and to negotiate on terms.
Figures in this note are as of July 12, 2026. The live market numbers elsewhere on this page update nightly and are newer.
Nocatee right now
🔴 Seller-leaning market. 2.3 months of supply and 24% of the inventory already under contract give sellers the pressure advantage. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of realMLS records, as of October 31, 2026. Confidence: Very High (38 active and pending listings, 40 closed sales in 12 months).

- Negotiation-minded buyers ready to use a slow, 147-day market to their advantage

PARC Group seeks court review of the county's denial of the 4,462 acre Palm Valley enclave
The Nocatee developer filed a petition for judicial review on Oct. 19 after commissioners declined on Sept. 15 to certify 4,462 privately owned acres north of Nocatee Parkway as an agricultural enclave at up to one home per acre. PARC also launched a website addressing traffic and conservation questions and says certification would not by itself authorize construction.
What it may mean for the marketThe outcome could shape whether a large new supply pipeline eventually emerges next to Nocatee, which may influence long range resale competition in the area.

Pre-application filed to turn the former Nocatee Wendy's into a drive thru coffee shop
GEMCAP Development, which bought the 1.19 acre former Wendy's site at 153 Capital Green Drive for 2.1 million dollars, filed a pre-application for a Nocatee Coffee Shop. The plan reuses the existing 3,948 square foot building with dual ordering lanes, a bypass lane and 15 parking spaces. No tenant has been named, and a pre-application is an early, informal step.
What it may mean for the marketSteady reuse of Town Center outparcels may indicate continued retail demand near Nocatee's commercial core.

Five building professional and medical office complex planned on Crosswater Parkway at Nocatee Town Center
Crosswater Professional Offices is proposed at 51 Crosswater Parkway on about 3.4 acres, with a county application filed Sept. 10 and a stormwater permit issued by the water management district on Sept. 23. Units of roughly 1,700 to 8,900 square feet are offered for sale or lease, with delivery targeted for 2027.
What it may mean for the marketMore office and medical space near the Town Center could bring additional services close to Nocatee homes.

Permits enter review for The Hub at Nocatee retail, dining and entertainment center
Center Connect Development III has permits in review for seven shell buildings ranging from about 5,056 to 13,534 square feet, at a combined estimated cost of 7.2 million dollars, for The Hub at Nocatee. The 63,225 square foot project sits on 8.07 acres at 28 Sawston Road in the Marketplace at Nocatee near Publix. The developer has said it expects to open in 2028.
What it may mean for the marketAnother retail and dining node inside Nocatee's Marketplace could add convenience for homes in the surrounding villages as the community continues to build out.

St. Johns County commissioners deny the 4,462 acre Davis agricultural enclave north of Nocatee
The St. Johns County Commission voted 3-2 on Sept. 15 to deny certification of about 4,462 acres north of Nocatee as an agricultural enclave under the new state law, reversing the deadlock from its Sept. 1 meeting. The motion to deny cited the view that the parcels did not meet the statutory definition of an agricultural enclave. Reporting indicates the applicant plans to appeal.
What it may mean for the marketThe denial pauses, at least for now, a path to thousands of additional homes in the Palm Valley area, although an appeal could reopen the question and keep future supply near Nocatee uncertain.

St. Johns commission deadlocks on the 4,462 acre Palm Valley enclave and votes to explore a legal challenge to the state law
On September 1 the St. Johns County Commission failed to reach a majority either to certify or deny the Davis family and PARC Group application to certify more than 4,000 acres north of Nocatee as an agricultural enclave under the 2026 state law. Motions to deny and to approve both failed on 3 to 2 votes. Commissioners then voted 3 to 2 to direct county counsel to look into ways to challenge the law itself. County staff say the application is automatically certified if the county takes no action by about September 28.
What it may mean for the marketWhether the enclave is certified by default or tied up in litigation, the tract sits between Nocatee and Palm Valley, so the outcome could shape the long term supply of new home sites in the northeast part of the county.

What it may mean for the marketA steady cadence of service and convenience openings on the west side of Nocatee may broaden the walkable draw beyond Town Center over the next several quarters.

St. Johns County issued a building permit for Turner Ace Hardware on a vacant site about half a mile east of Nocatee Splash Water Park and near St. Johns County Fire Rescue Station No. 18. Houston based DCCM is the civil engineer and Gainesville based Scherer Construction is the contractor. The location would join five other Turner stores in Northeast Florida, including 784 Marsh Landing Parkway in Jacksonville Beach and 6205 Florida 16 in St. Augustine.
What it may mean for the marketA hardware anchor inside the community may reduce trips out to Florida 210 or U.S. 1 for routine home maintenance runs.

Franklin Street takes on leasing for The Hub at Nocatee as the project moves into permitting
Brokerage Franklin Street began marketing space at The Hub at Nocatee, the commercial project planned north of Valley Ridge Road and Sawston Road. Plans on file describe roughly 64,000 square feet of commercial buildings along with parking, utilities and supporting infrastructure. The assignment signals the project has shifted from concept into the permitting and tenant recruitment stage.
What it may mean for the marketNaming a leasing broker this early could pull tenant commitments forward, though projects at this stage historically take two or more years to open doors.

Shores Fine Wine and Spirits signs for 15,000 square feet at Marketplace at Nocatee

The store is planned to include a wine and cheese bar alongside a selection of beer, wine, spirits and cigars. Opening is targeted for late 2027.
What it may mean for the marketA large format specialty retailer taking space on the west side may help the Marketplace pull traffic from beyond the immediate neighborhoods.

The Hub at Nocatee, a 63,225 square foot retail and dining marketplace, announced for 2028

Plans center on an open air courtyard with outdoor seating, event space, golf cart parking and a mix of restaurant, retail and service tenants, with opening targeted for 2028.
What it may mean for the marketA sizable new commercial anchor inside the community could broaden daily conveniences, and added retail has historically supported buyer interest in surrounding villages.

Under a negotiated plea with the Seventh Judicial Circuit State Attorney's Office, he agreed to pay about 8.7 million dollars in restitution with a 1 million dollar upfront payment at sentencing, scheduled for July 14.
What it may mean for the marketThe resolution could affect how prospective custom home buyers in Nocatee evaluate builder deposit protections and contractor vetting going forward.

Catullo's Italian to close its Nocatee Town Center location
Catullo's Italian announced it will close its Nocatee location after three years, with June 25 as the final day, and said the space has been sold to another restaurant group. The operator's separate San Pablo Road location in Jacksonville remains open.
What it may mean for the marketTurnover of a Town Center restaurant space could shift the near term dining mix, though a reported sale to another operator may limit how long the storefront stays vacant.

New Crosswater Parkway retail strip to add primary care and dining across from Splash park
A new six-storefront commercial strip is rising along Crosswater Parkway across from Nocatee's Splash Water Park, in front of a nearly completed CubeSmart storage facility. Ascension St. Vincent's is expected to take three of the six bays for a primary care center, with a Monkey Juice and two undetermined restaurants filling the rest. The site sits near an incoming Turner Home store and a proposed Big Blue Marble Academy childcare center.
What it may mean for the marketAdded medical and everyday retail close to homes could be a modest convenience draw for buyers as the community approaches buildout, though plans at this stage may shift before opening.

County breaks ground on $42M Ponte Vedra Nocatee Regional Park and Library
St. Johns County held a May 1 groundbreaking for the Ponte Vedra Nocatee Regional Park and Nocatee Library at 670 Diego Plains Road, a roughly $42 million project funded through impact fees and debt issuance rather than property taxes. Plans call for multipurpose and softball fields, pickleball courts, a playground, and a full-service county library, with completion targeted around 2027.
What it may mean for the marketA county-funded park and library campus of this scale historically deepens the amenity base that supports long-term demand in a built-out master plan. Buyers weighing resale in nearby villages may view the 2027 delivery window as a value-relevant milestone.

Velara luxury apartments begins leasing ahead of summer 2026 move-ins
Velara, Thompson Thrift's 312-unit multifamily community on Burbank Avenue near Nocatee's western Town Center interchange, is leasing with first move-ins targeted for summer 2026. The 12.5-acre project includes nine three-story buildings, a covered pool deck, fitness center, pickleball court, and golf cart garages.
What it may mean for the marketNew Class A rental supply can broaden the renter-to-buyer pipeline within the community while giving relocating households a try-before-you-buy option. Lease-up incentives in the opening months may also temper nearby rental pricing in the near term.

Salata Salad Kitchen opens first Florida location in Nocatee Town Center
Salata, a build-your-own salad and wrap concept, opened April 6 at 641 Crosswater Parkway in Nocatee Town Center, marking the Texas-based brand's first Florida restaurant. The location is operated by local franchisees and adds a fast-casual health-oriented option to the Town Center dining lineup.
What it may mean for the marketNational brands choosing Nocatee for a state-entry location may signal continued confidence in the Town Center's daytime traffic and trade-area spending power. Retail depth of this kind tends to reinforce the walkable-core premium within the community.

Publix opens at Marketplace at Nocatee on Valley Ridge Boulevard
A 48,387 square foot Publix with an adjoining Publix Liquors opened November 15 as the anchor of Marketplace at Nocatee, a new retail center off Valley Ridge Boulevard on the west side of the community. It is the third Publix serving the Nocatee area and the center is planned to add restaurants and office space.
What it may mean for the marketA third grocery anchor spreads everyday retail across the west side of the master plan, which could shorten errand trips for villages near Valley Ridge. Grocery-anchored centers have historically supported stable surrounding-home demand.

Rezoning process underway for new Nocatee K-8 school opening 2026-27
The St. Johns County School District held town halls beginning September 3 on attendance rezoning tied to two new K-8 academies opening for the 2026-27 year, including School RR at 1515 Conservation Trail in Nocatee, south of Seabrook Village. The campus is built for roughly 1,500 students and the rezoning is expected to shift portions of Crosswater, Seabrook Village, and nearby villages currently zoned to Pine Island Academy.
What it may mean for the marketNew capacity may relieve enrollment pressure at existing Nocatee academies, though households should verify final zone maps before transacting since assignments changed for the 2026-27 year. School logistics are often a key diligence item for buyers in this submarket.

Builders unveil final model homes in Reflections at Seabrook, Nocatee's last new neighborhood
Eleven model homes opened in Reflections at Seabrook, marketed as the final new-construction neighborhood in the Nocatee master plan with roughly 214 homesites. Participating builders include David Weekley, Dostie, ICI, Providence, Riverside, and Toll Brothers, with floorplans from about 1,570 to 3,296 square feet starting in the low $500s.
What it may mean for the marketAs the master plan approaches build-out, the supply of brand-new product is finite, which historically shifts activity toward resale inventory over time. Pricing dynamics in late-stage master plans can differ from communities still adding phases.

Fast-food restaurant explores site at Nocatee and Crosswater parkways
JEA approved a June 16 service availability request for a 4,847 square foot restaurant at Nocatee and Crosswater parkways, north of 355 Pine Lake Drive, on land owned by a PARC Group partner entity. The site was previously considered by Chick-fil-A in 2023, and the current applicant has developed Chick-fil-A locations in other states, though no brand has been confirmed.
What it may mean for the marketUtility-level activity at a long-watched commercial corner suggests the Town Center area's remaining outparcels continue to attract operator interest. Early-stage filings do not guarantee construction, so this is a watch item rather than a committed project.

The Nocatee buying strategy.
If we were buying in Nocatee today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Come strong and clean. Homes here move, so lead with your best terms and financing ready rather than a low anchor.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Nocatee.
A slow market inside a long-run climb
The two numbers that matter most right now pull in opposite directions. Since 2012 values are up 125%, which tells you this has been a durable location over a long horizon. But the trailing year is up only 1.8% and homes are averaging 147 days on market, which tells you the momentum has stalled for now. Neither figure cancels the other — they describe a place with a strong track record that is currently in a buyer-favorable stretch.
At roughly $281 per square foot against a $667,000 median, you are paying for newer inventory and amenity-rich planning rather than a bargain. With days on market this long, well-prepared, correctly priced homes still transact, but overpriced or unfinished listings linger. That gap is where the negotiating happens.
The location and the amenities are priced into every listing in Nocatee. The deal is won or lost on condition, the comps, and the renovation math.
Momentum Buy Score.
Our proprietary 0 to 10 read across the factors that decide how a home in Nocatee buys, holds, and resells. Momentum Research; not an appraisal.
Momentum Intelligence Scores are our proprietary, qualitative assessment on a 0 to 10 scale, built from the record-level market data on this page. They are a framework for comparing communities, not a guarantee of future value and not advice on a specific home; unlike an automated value estimate they do not price your home, they grade the community on evidence you can inspect. Why work with Momentum here
In a market averaging 147 days on market with prices up only 1.8% over the year, pricing and timing decide the outcome. We read the specific home against the current comps, not the 2012-to-now story, and we structure offers and list prices for the market that exists today — where selectivity and negotiation, not urgency, carry the deal.
