Inventory is thin (fewer than 200 active listings across the three towns most months), flood zones matter block by block, and wind-mitigation on the roof decides the insurance quote. Buyers who want the beach without beach pricing look at 32224 and 32225 on the mainland side, where Intracoastal West and the Queens Harbour area sit inside the 15-minute drive. Southside and the Town Center corridor (32256, 32246, 32216, 32258)

This is where most of the city's newer construction and the largest share of active listings are: 32256 alone usually has 250 to 300 homes for sale, median around $298,000, with condos and townhomes pulling the number down and single-family in Deerwood, Baymeadows and the eTown corridor sitting well above it. It is the easiest commute to the office parks along J. Turner Butler and Baymeadows, and 32258 (Bartram Park, median about $375,000) is the newest slice. Nearly every community here has an HOA, and many of the newer ones carry a CDD assessment on top of the tax bill; check the Jacksonville HOA and CDD database before you fall for a low list price. Mandarin and the Julington Creek line (32257, 32223, 32258)

Mandarin is the established riverside suburb: larger lots, mature oaks, a mix of 1970s to 1990s homes, and medians in the $375,000 to $425,000 range across 32257 and 32223. Cross Julington Creek and you are in St. Johns County, where the same house price buys a newer home in Julington Creek Plantation or the master-planned communities of St. Johns, with a county line that changes the tax bill and the school district. The historic core: Riverside, Avondale, Ortega, San Marco, Springfield (32204, 32205, 32207, 32206)

If you want to walk to dinner, this is the only part of Jacksonville built for it. Riverside and Avondale (32205, median about $260,000 but with a wide range) and San Marco (32207, about $350,000) are pre-war neighborhoods with real price dispersion: a renovated 1920s brick house on the river side of the neighborhood and a fixer three blocks away can be $500,000 apart. 32218 is the single most active ZIP in the city (300-plus listings, median about $328,000) because it is where the builders are: large new subdivisions along the airport corridor and out toward the Nassau County line, priced below the Southside for a comparable new home, with the trade-off of a longer drive to anything south of the river. 32226 (median about $430,000) is the larger-lot, waterfront-adjacent side near Oceanway. Westside, Argyle and Oakleaf (32210, 32244, 32221, 32222)
