The southeast quadrant runs on Lake Nona's medical-city payrolls and master-plan pricing; Horizon West and Winter Garden absorbed a decade of westward growth behind some of the heaviest CDD loads in Central Florida; Windermere and Dr. Phillips hold the legacy lake-chain premium; and Winter Park is its own brick-street universe with scarcity no builder can manufacture. North, Apopka and Ocoee are the value release valves on the 429 corridor, where new construction still prices under the metro median.
What decides an Orange County purchase is rarely the house. It is the CDD bond schedule in the newer plats, the school assignment that shifts as fast as the county builds, toll-road math on the 408, 417, and 429, and the short-term-rental posture near the parks. How bad are CDD fees around Orlando?
Horizon West, Lake Nona, and the newer Winter Garden master plans commonly carry one to three-plus thousand dollars a year in CDD assessments on top of HOA. Legacy Orlando, Winter Park, and most of Apopka and Ocoee predate the CDD era. Each guide states which side of that line the community sits on.
Is Lake Nona worth the premium?
You are paying for the medical-city employment base, newer schools, and master-plan polish, and the premium per square foot over St. Cloud or east Orlando is real. Whether it is worth it depends on where you work; the guides quantify the commute trade.
