The gate and the privacy come with carrying costs that vary by community. Budget for the full picture:
- Higher HOA dues. Gated communities fund the gate, the security, and private streets through the HOA, so dues run higher than in comparable open neighborhoods, and a manned gate costs more than card access.
- CDD on newer communities. Many gated master plans and new-construction enclaves carry a CDD assessment on the tax bill, though several here, Cimarrone, Magnolia Point, Las Calinas, Newbrook, and Mill Creek Forest, are no-CDD, which is a real cost advantage.
